Which states do you currently sell properties in?
We are primarily focused on the western US, but we do currently have several parcels available throughout Horseshoe Bend and in Fairfield Bay, Arkansas.

How do you obtain the properties that you sell?
We acquire our properties from a variety of sources, including tax-foreclosures, wholesalers, and private parties who are looking to sell. We are the legal sole owner of all of the properties that we sell. We are not Realtors or Brokers, and do not sell property on behalf of any third party.

Are there any liens against these properties?
No, we legally own all of our properties free and clear and most will include title insurance at our own expense. We may sometimes offer deeply discounted parcels without insurable title on an “as-is” cash-only basis to experienced investors and wholesalers, but those deals will be clearly noted as such.

How are you able to offer your land at such great prices?
We purchase our properties at a steep discount and then pass the savings along to you. Every effort is made to keep costs to a minimum, and as a small family-run business, our overhead costs also remain extremely low.

Can I camp or stay in an RV on the property?
It depends on the property zoning and permitted uses, which will be clearly stated on each listing. However, you should always perform your best due-diligence and verify these facts with the County and/or City prior to purchase. The zoning on some parcels may legally allow for recreational uses such as camping, RV stays and motorcycle riding etc., while others are more residential in nature and do not.

Can I build a home on the property or use it for a tiny house?
It depends on the land use and zoning codes assigned to your specific parcel. Most of our lots are assumed to be buildable as long as the zoning supports it, however, it is ultimately up to you to perform due your due-diligence with the City and County in order to directly confirm that the zoning information is still correct. We also do not make any guarantees regarding the suitability to build though, as unknown circumstances may arise that we have no control over or previous knowledge of, such as inability for a well or septic system to be installed, whatever the reason. If you plan to build, please be sure to check with the local building department to make yourself aware of all permitting and building processes that may be required by the County, City and subdivision such as those mentioned briefly above prior to land purchase and building.

Can I keep animals or horses on the property?
It depends on the property zoning and permitted uses, which will be clearly stated on each listing. Zoning is the key and varies widely. Some areas only permit keeping household pets like dogs/cats, while other areas permit small hobby farms, and others permit larger livestock like horses and cattle. Always be sure to perform your best due-diligence and verify these facts with the County and/or City directly prior to purchase to be sure the property that you are interested in will be legally compatible with your intended use.

Do you offer financing?
We may offer monthly payments via owner financing upon request on certain properties. No banks or credit checks are involved, but of course a cash purchase would get you the best deal.

Can I purchase one of your listings right here on the website?
Not quite yet, but we definitely plan to add that service in the future!

How do I purchase one of your listings?
Simply give us a call at 951-339-9443 to let us know which property you are interested in. We try to answer all calls as they come in, but at times we may be out of the office. Regardless, we will take care to get back to you as quickly as possible. You can also email us directly at support@brighthawkholdings.com.  Once all of your questions have been answered and you’ve decided to commit to purchasing the property, you’d then provide a non-refundable earnest money deposit of $350 and sign our “Land Purchase & Sale Agreement”. The title company will take it from there and in most cases can close for us within about 30 days or so.
